Septic Tank Installation and Replacement Costs in the UK

Typical UK septic tank installation costs are £4,200 to £6,000 plus VAT, according to Checkatrade. MyJobQuote puts replacing a tank and drainage field at £6,000 to £10,000 or more, with VAT not stated.[P1] [P2]

These are published UK guide prices, not a quote from Yorkshire Septic Pros. Your budget depends on what the property needs, what can be reused and what each price includes.

Do not add every row together. Groundworks, removal or reinstatement may already be included in a project total. Likewise, a replacement price that includes a drainage field should not have the full field allowance added again.

The publishers use different project assumptions, so these figures are not a combined estimate for one job. Ask which items are included, which remain provisional and whether VAT has been added. A range ending in “or more” is not a maximum price.

Installation, replacement or a treatment plant upgrade?

A new septic tank cost should be considered alongside the work needed to connect it and deal with the discharge. For a first installation, the quote needs to define the whole proposed system. For a replacement, it also needs to establish the condition of the existing tank, pipes and drainage field.

A treatment plant upgrade needs its own scope. Compare the complete installed arrangement, including the discharge route and any old-system work, rather than comparing tank prices alone. Our septic tank vs sewage treatment plant guide explains the differences.

What moves the price?

The capacity and type of system

The system must have enough capacity for the maximum sewage load it needs to treat. A change in how the property is used may mean that the existing arrangement needs reassessment.[R1] Tell us about the buildings connected, the people using them and any planned changes.

The ground and the discharge route

Ground conditions, groundwater and the proposed outlet affect the design and the work involved. Checkatrade identifies ground conditions and the discharge route as treatment plant cost factors.[P3] Ask what testing is needed before the design and price can be confirmed.

Access, levels and connections

On the site assessment, we need to consider gateways, the working area, pipe routes and levels. Tell us about restricted access and surfaces you want protected. For a treatment plant, ask for the electrical connection to be identified in the scope.

What happens to the existing system

Ask whether the proposal involves removing the old tank or decommissioning it in place, and what happens to its contents. Environment Agency guidance requires material that could cause pollution, such as remaining sludge, to be removed when a system is permanently taken out of use.[R1]

The agreed finish and exclusions

Be clear about what “making good” means for your property. Specify whether the finished area should be soil, turf, gravel or paving, and identify any work that sits outside the quote. The same applies to fees, waste disposal and any further investigations.

Regulations that can affect the budget in England

The prices above are UK guide figures. The rules below apply to England, including North Yorkshire.

  • General Binding Rules: an environmental permit is not needed when all applicable rules are met. If you cannot meet them, the Environment Agency’s guidance explains when a permit is required.[R1] [R3]
  • The discharge route: septic tank effluent must not go directly to a watercourse. Surface-water discharge requires appropriate treatment and compliance with the applicable rules or permit.[R2]
  • Building Regulations: installing a new sewage treatment system requires approval. Planning permission may also be needed. These are separate from environmental permitting.[R3]
  • British Standards: the Environment Agency lists BS EN 12566 for new septic tanks and small sewage treatment plants, and BS 6297:2007 for new drainage fields.[R1]
  • Mains drainage: for a new discharge, connection to a public foul sewer is required where the Environment Agency considers it reasonable.[R3]

The proposed design and any necessary approvals need checking before the work is priced. A compliant tank on its own does not establish that the whole discharge arrangement is acceptable.

Why we need a site assessment for a written quote

A cost guide cannot tell us whether your existing drainage field can stay, where the pipework runs or what is involved in reaching the tank. Those details decide what we are quoting for.

Start with your postcode, what you know about the system and any problems you have noticed. Photos, previous reports and installation records are useful if you have them. If the existing system needs further investigation, our septic tank and drainage surveys page explains that service.

Before agreeing to work, check that the written quote identifies:

  • The proposed system, its capacity and the intended discharge route.
  • Any existing equipment or drainage that will be retained.
  • Excavation, pipework, electrical work and waste disposal.
  • Old-tank removal or decommissioning, where needed.
  • Testing, commissioning, approvals and who handles each item.
  • The reinstatement finish, exclusions, provisional items and VAT.

Also ask about the recommended maintenance and running requirements. The installation price is only part of the decision when choosing a system for your property.

How much does a sewage treatment plant cost to install?

Checkatrade's guide (cost table updated May 2024) gives £9,000 to £11,000 for a simple installation and £11,000 to £13,000 for a complex one discharging to ground, for labour and materials. VAT is not specified. An upgrade needs a site-specific quote, including checks on discharge arrangements and old-tank work.

Does a sewage treatment plant always need a drainage field?

Not always. In England, a treatment plant may discharge to suitable surface water if all relevant General Binding Rules or permit conditions are met. The proposed discharge route must be checked before a system is chosen.

Why do you need a site assessment before a written quote?

We need to establish what is there, where the wastewater goes, what can be reused and how the work can be carried out. Photos and records help us prepare, but they cannot confirm the condition of everything underground.
