How often does a cesspit need emptying?
GOV.UK gives "for example once a month". Your tank's capacity, the number of users and the amount going into it determine the interval. Arrange emptying before it reaches capacity. [R1] [R2]
Keep a record of previous visits and tell the emptying contractor about changes in use, such as extra occupants or a busier holiday let.
How much does cesspit emptying cost?
MyJobQuote gives a typical UK guide range of £175 to £300 per visit. Checkatrade provides an older comparison for smaller and larger cesspits. These are published UK costs, not a quote from Yorkshire Septic Pros or a North Yorkshire price list. [P1] [P2]
| Published source | Cesspit emptying cost | Source date | What to check |
|---|---|---|---|
| MyJobQuote [P1] | £175 to £300 per visit | 28 September 2026 | VAT is not stated. The range depends on tank size, access and the amount of waste. |
| Checkatrade [P2] | £175 for a smaller cesspit; £225 to £400 for a large cesspit | 27 September 2024 | VAT and litre capacities are not stated. This is an older published comparison. |
These guides use different descriptions and dates. The upper figures are not a maximum charge. Ask what volume the quote includes and whether additional loads or work would cost more.
Check the scope of your quote
- The quantity to be removed and whether the quote covers the whole intended empty.
- Collection, transport and disposal.
- The parking position, hose route and any access-related charges.
- Any cleaning, blockage clearance, inspection or repair priced separately.
- The final total and applicable VAT.
VAT on cesspool emptying
HMRC lists cesspool emptying for non-industrial users, including domestic households, as zero-rated. Industrial emptying is standard-rated, as is cleaning or unblocking sewers and drains. Ask for the VAT treatment of separately charged work to be made clear. [R3]
For a septic tank rather than a cesspit, see our septic tank emptying cost guide.
Arranging cesspit emptying
Cesspit pumping is another description of removing the stored contents. The waste must be collected by a registered waste carrier and taken for appropriate treatment or disposal. The Environment Agency's guidance describes the use of appropriately regulated facilities. [R1] [R5]
When you enquire, tell us:
- Your postcode and the type of property.
- What the tank holds, and whether it serves a home, holiday let or business.
- Its capacity, if you know it, and when it was last emptied.
- Where a tanker could park and how far that is from the tank.
- Whether you have noticed an overflow, backing-up drains or a change in how quickly it fills.
If you do not know the tank type or size, say so. Existing records and photos taken safely from ground level can help explain the enquiry.
Cesspit, cesspool or septic tank?
A cesspit, also called a cesspool, is a sealed holding tank with no discharge to the environment. A septic tank separates and partly treats sewage, with liquid passing to a drainage field. The systems therefore have different emptying needs. [R4]
Read our cesspool vs septic tank guide if you are unsure which you have. For septic tank emptying, use our septic tank emptying service page. Where the system needs investigating, our septic tank and drainage surveys page explains that service.
Tanker access and preparing for a visit
Describe the route from the road to the proposed parking place, including narrow lanes, gates, bends, slopes, overhead obstructions and soft ground. Give the approximate distance from that parking place to the tank and explain where the access cover is.
Tell us if the cover is buried, damaged or difficult to reach. Do not lift a heavy or unsafe cover to take photographs. The tanker position and hose route need checking before the access arrangements can be confirmed.
If your cesspit is full or overflowing
If sewage is overflowing or backing up, include that information in your enquiry. Describe what you have seen and when the tank was last emptied. If smells or drainage problems continue after an empty, say so rather than assuming another empty will resolve them.
Do not enter the tank or attempt an internal inspection. Confined spaces can contain dangerous fumes or too little oxygen, and liquids create a drowning risk. [R6]
Cesspool rules in England
The General Binding Rules do not apply to cesspools. You must maintain the tank and prevent leaks and overflows. You do not need a permit unless the Environment Agency tells you otherwise. [R1]
The legal FAQ below covers new-installation requirements. If you are considering a different system, our installation and replacement cost guide covers those project costs.
Cesspit emptying questions
Is a cesspit the same as a cesspool?
Yes. The Environment Agency uses cesspool and cesspit for a sealed holding tank with no discharge to the environment. A septic tank is different because it treats sewage and releases liquid for further treatment through a drainage field.

How much does it cost to empty a cesspit?
MyJobQuote's guide, updated 28 September 2026, gives £175 to £300 per visit. VAT is not stated. This is a published UK guide price, not our quote. Confirm the volume included, access requirements, disposal and any additional work before booking.

Does a cesspit need emptying if there are no obvious problems?
Yes. A cesspit stores sewage without discharging it, so it still needs emptying while in use. Do not wait for an overflow before arranging the next visit.

How close does the tanker need to get?
Tell us the distance from the tank to the proposed parking place, along with any narrow gates, slopes or soft ground. The tanker position and hose route need checking for your property before access can be confirmed.
Are cesspits legal in England?
Yes. New cesspools need planning permission and Building Regulations approval. GOV.UK specifies at least 18,000 litres for 2 users, plus 6,800 litres for each additional user. Existing cesspools must still be maintained, emptied regularly and kept free from leaks and overflows.
